Why it exists
Many online calculators use U.S. assumptions. Canadian fixed-rate mortgages compound interest twice a year, insured mortgages carry a CMHC premium that depends on your down payment, and the rules around amortization and the $1.5 million insured limit changed in December 2024. This site is built around those Canadian details.
How the numbers are worked out
- Fixed rates compound semi-annually and variable rates compound monthly, then the rate is converted to match your payment frequency.
- CMHC premiums are 4.00%, 3.10% or 2.80% of the loan depending on your down payment, plus 0.20% for a 30-year amortization.
- The minimum down payment is 5% of the first $500,000 and 10% of the price between $500,000 and $1.5 million. At $1.5 million or more, 20% is required.
- The stress test uses the higher of your rate plus 2 percentage points or 5.25%.
